Once you have viewed a property and decide to apply, we require you to contact our local office where you will be asked to complete an Application Form. Subject to the landlords approval the information on your application form will be used by to carry out comprehensive tenant referencing.  Depending on the exact circumstances the formula can vary, but as a rule of thumb, tenants must have an annual income of 30 x monthly rent or savings equal to 30 x the monthly rent, or a combination of both. Depending on your circumstances credit history problems can often be resolved by naming a guarantor. If there’s a problem with your credit history we’ll call you and discuss your options and the possibility of a guarantor. For guarantors, the same formula applies, but guarantors must have earnings equal to 36 x the monthly rent, as they have their own living costs to cover

You will be requested to pay a Holding Deposit (equivilant to one weeks rent) for us to hold the property whilst the referencing company conduct comprehensive checks. This fee is then offset against your first months rent. Although this will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).


In order to comply with Anti Money Laundering (AML) regulations we require 2 forms of identification for each individual such as driving licence, passport, utility bill etc for each applicant.

Acceptance of this application does not constitute an offer of a tenancy, references will be taken up by an independent company with your employers, bankers and previous landlords if applicable.

On receipt of satisfactory references you will be offered a Tenancy, you will be required to pay additional monies on the signing of the Tenancy Agreement. These are as follows :-

  1. First months rental amount (unless otherwise agreed in writing)
  2. Security deposit which is equal to one month’s rent plus £100, will be registered with the Deposit Protection Service or sent to your landlord to register with one of the approval deposit schemes.

The final amount is to be is to be paid in cleared funds such as Bankers draft, Building society cheque or cash on your move in day. We are unable to accept personal or company cheques, unless paid 7 days in advance to allow the funds to clear.  Please be aware that all Tenancies will be Joint and Several Assured Shorthold Tenancies (not including commercial properties) for a minimum period of 6 months.

The tenancy can usually be renewed for a further period.


We will endeavour to arrange viewings at your convenience during office hours. We do require an address, a mobile telephone number and a landline telephone number in order to organise a viewing and ask for your co-operation with respect to this.


Unfurnished generally means that the property is provided with carpets, curtains, light fittings and some kitchen white goods.

Furnished usually means the above and larger items i.e. chairs, sofa, beds etc. However, it is always best to check. Fully furnished will usually include all furniture, kitchenware etc.
